Housing safety and standards: what’s new and what’s to come
The post-Grenfell Government response is transforming the legal frameworks for the process of construction, affecting new build homes (not just in tower blocks) and buyers’ rights and remedies. Changes are on the way too for private sector short-term renters as well as long leaseholders, as the new government gets to work. In this session, Professor Philip Britton will summarise what’s already happened and look at what might happen next.

Mortgage Market Update
Jatin Patel, Founding Partner of Kinnison will provide an update on the current state of the mortgage market, lender criteria and how to avoid common pitfalls during the mortgage application process. This will include how to secure the right mortgage for your circumstances and key considerations for the 'Bank of Mum/Dad and Grandparents'. Additionally, Jatin will explore the use of lifetime mortgages (equity release) as a financial planning and succession planning tool.

Legal Update - considerations for investors; residential property and the ongoing reforms
Experts from Birketts will provide an update on the residential property leasehold reforms including the Leasehold Reform (Ground Rent) Act 2022, The Freehold and Leasehold Reform Act 2024 and reinvigorating commonhold. Additionally, they will unpack the Renters Rights Bill 2024 including the end of Section 21 (aka, though misleadingly, “no-fault eviction”), variation of notice periods, initial rent “bidding wars” and subsequent rent increases, as well as new landlord offences and rent repayment orders.

Financing Buy to Let and Higher Yielding Assets
In this session, Jatin Patel, Founding Partner of Kinnison will provide a buy to let mortgage market update, covering lender criteria. Jatin will share how to overcome financing challenges faced by landlords and finance considerations for higher yielding assets such a HMO, student accommodation and holiday let. He will also cover holding structures, diving into corporate v personal/partnership ownership.

Professor Britton is co-author (with Dr Matthew Bell) of Residential Construction Law (Oxford, Hart Publishing, 2021); he is also a former Visiting Professor and Director, Centre of Construction Law and Dispute Resolution, Dickson Poon School of Law, King’s College London, and former Senior Fellow (Melbourne Law School).

John Gaskell
John Gaskell Head of Personal Financial Planning, ICAEW

John oversees ICAEW’s PFP Community and ICAEW’s Personal Financial Planning Advisory Group. His role involves liaising with the FCA and other regulators, working across different areas of ICAEW and with external stakeholders. He began his career as a private client stockbroker and investment manager before working as an independent financial adviser.

Nick McKnight Legal Director, Property Litigation, Birketts

Nick is a Legal Director in our Property Litigation Team. Though he handles all manner of disputes concerning interests in land, Nick has particular expertise in residential landlord and tenant matters, dealing with disputes arising out of Assured Shorthold, Assured Non-Shorthold and Rent Act Regulated Tenancies, as well as other forms of short-term residential occupation such as HMOs and high-value rentals which exceed the financial threshold for the Assured regime.

Jatin is a Chartered Accountant and Chartered Tax Adviser. He spent 12 years at Citi as a Tax Director before moving to UBS as an Executive Director within Wealth Management, working with UHNW and international clients on their tax and wealth structuring.

Gavin is a Senior Associate in our London-based Residential Real Estate Team, focusing on leasehold enfranchisement and landlord and tenant matters. His areas of expertise include residential advisory work, asset management in a residential context (rights of first refusal and Right to Manage), contentious and non-contentious leasehold enfranchisement including high value, complex claims of flats and houses and mixed estates.

Charlotte is a Partner in our Property Litigation Team. Her experience spans both high value commercial and residential real estate property having acted for both landlords and tenants in a wide range of contentious issues. She also has experience of dealing with leasehold enfranchisement and mixed-use issues.
